
Ripon Property Revaluation
RIPON, Wis (WRPN)- The City of Ripon is looking at a property revaluation in 2026. The city has a five-year contract with Associated Appraisal Services that runs through 2028.
According to a city staff report Ripon has been out of compliance between its assessment and equalized values for three years. The city’s anticipated residential assessment ratio for 2025 is approximately 60 percent. If the city remains non-compliant for five years, the DOR will order a full state-supervised revaluation.
City Administrator Adam Sonntag noted this past year homes sold in the city had an assessed value of $10.5 million, but sold for $17.9 million.
The Common Council took no action last night, but will have someone from Associated Appraisal Services at their next meeting to review options for revaluations. Estimates on cost include doing a market adjustment for $66,200, exterior-only inspections for $162,300, or full interior and exterior inspections for $181,200.
With a revaluation the mill rate would drop but may result in tax increases for some properties, particularly those that have been undervalued since the last revaluation in 2008-2009.
